The deadline is quickly approaching to protest the value of your home or commercial business at the Collin County Central Appraisal District. The majority of the deadlines are May 31st, so they must either be hand delivered or postmarked by that date. Don’t know if you have a good argument? Go to the CCAD website and search by address (just put in the street name so you will pull up all homes on your street). This file shows what your results should look like. At the top you can sort by address and value, and I suggest value, just click on the blue address or value. Now that they are sorted figure out what your value per square foot is example: (100,000 TOTAL value divided by 1500 square feet = $66.66 PSF). Look at random addresses for a home the same size or close in size to yours. If you find similar sized homes that are assessed at a lower value PSF, print them out. If a similar sized property has a pool, just back out the pool value from the total value and re calculate the value per square foot. If you have a good sampling I would suggest taking pictures of your home and the comparables and either mail this information to the appraisal district or walking in and speaking with an appraiser.
